Earlier this month Barking and Dagenham Council revealed they are proposing to redevelop several Brownfield sites in the borough. It will allow them to build new council housing. Crucially, they will focus on delivering the kind of homes people on the waiting list need. Let’s have a closer look at the plans, then if you want to find out why guaranteed rent in Barking and Dagenham is so popular, you can talk to us.
Sites
The Council has chosen four sites to redevelop. First is the site of Dagenham Trades Hall. The working men’s club is facing an uncertain future. While it has been a vital community asset since the 50s, it has been struggling the past few years. The owner had to sell it to the council and agree a short term lease to keep it open. However, falling footfall because of changing habits and high operating costs mean it is likely to close in the near future. It could then be demolished.
Two other sites are in Dagenham; a site between Hunters Hall Road and Wantz Road plus a site next to Hartley Brook Church. Both are currently home to blocks of garages. As a result, they have great potential for redevelopment.
The final site is Chelmer Crescent in Barking. Again it is currently a block of garages, so could be redeveloped to improve the use. Speak to us about investing in assets and guaranteed rent in Barking and Dagenham.
Plans
Across the four sites, the council is planning to build 47 new affordable homes for local people. This includes 15 at Dagenham Trades Hall, 12 and 7 at the two other Dagenham sites, and the final 13 in Barking.
The key thing here is the plans aim to deliver the kind of housing locals need. This includes family size houses. They will be a mix of townhouses and semi-detached properties. Crucially, the plans acknowledge the sites are only suitable for low-density developments, so there are no fears about them becoming dense, high rise blocks.
What will happen next?
The proposals will get approval from the council, but will then need to obtain planning permission for each site. It will be exciting to see the applications and designs for the housing. If they then get a green light, demolition and construction can take place. The aim is for homes on three sites to be ready for 2029. The redevelopment of Dagenham Trades Hall would finish the following year.
