Another piece of the Hayes Park redevelopment puzzle

Hayes Park has the potential to become one of the most incredible new neighbourhoods in London. The redevelopment of the former business park is creating new homes as well as an array of amenities. The latest piece of the project got planning permission recently, so it’s a great time to have a look at it. Then, if you want to arrange guaranteed rent in Hillingdon for properties, or have assets in other parts of London you need help with, we’re here for you.

Redevelopment

Guaranteed rent HillingdonHayes Business Park was originally the headquarters of Heinz. The massive 13+ acre site was home to three buildings and a massive car park. The 1960s buildings, designed by celebrated US architect Gordon Bunshaft (his only UK project), offered laboratories and administrative offices for the food giant. They got Grade II listings in 1995, but were ultimately left vacant.

While exploring what to do with the site and buildings, it was deemed they were no longer feasible as workspace. As a result, redevelopment became the order of the day. Significantly, the owner got permission for change of use, changing the site from workplace to residential.

The project got a lot of attention because it became a “heritage led” scheme. Converting the buildings would give them a new lease of life as sustainable homes while also preserving their architectural value, particularly the facades. It would also reinstate original elements like a reflecting pool and refresh the landscaping around the buildings. Talk to us about assets and guaranteed rent in Hillingdon.

Final piece

While the proposals for the buildings on the site got planning permission, the future of the car park was awaiting approval. However, Hillingdon Council gave the green light earlier in the summer.

The project will demolish the existing car park and replace it with a modern four storey block. It will contain 52 flats (16 one bed and 36 three bed), including 7 affordable homes. In addition, there will be a parking space for every home (3 disability spaces), 7 EV charging points, and 97 spaces for bicycles.

A notable thing here is the site is technically part of the Green Belt, but is suitable to redevelop. Planning officers gave approval after deciding the design would not cause significant harm to the site or Bunshaft’s buildings. The benefits of new affordable housing outweigh the low level of harm. Additionally, there were no objections from locals or stakeholders, including Historic England and Heathrow Airport.
