Yiewsley redevelopment approved

There are plenty of great suburban spots in London. As a result, it gives people a lot of options when it comes to deciding where to live. Yiewsley stands out for many because it has lots of greenery, amenities, and some great housing. Commuters appreciate having easy access to West Drayton Station and the Elizabeth Line. Plus, a new redevelopment will provide more homes in the near future. We want to have a look at it today, then if you invest and want guaranteed rent in Hillingdon, we can provide it.

A new supermarket

Guaranteed rent HillingdonAt one point in time, Morrisons was a popular option for Yiewsley residents. The supermarket on the High Street was a great place to do a weekly shop or pick up a few bits. However, it has been closed for a few years now, boarded up. Many locals say it has become an eyesore and promotes anti-social behaviour in the area.

The new plans will see Morrisons return to the area with a brand new shop. There will also be two new blocks above it, four and eight storeys respectively, creating new housing. The current building will be demolished to make way for the new development.

Plans

It’s been an interesting road for the development of the Yiewsley site. Initial plans got approval in 2019 to build a new supermarket, 144 flats, and parking. Later, there was a second proposal with fewer spaces. It was denied at first, but got permission after an appeal. After all the work though, there was no movement on the site.

More recently, there were new plans for the site. The goal is still to create a brand new Morrisons supermarket. However, now there will be 158 flats in the blocks above. They will be a mix of one, two and three bed. Plus, there will be parking for the shop and residents. We’ll be happy to arrange guaranteed rent in Hillingdon for any clients that want it, including those with assets in Yiewsley.

Response

Opinion was divided on the latest proposals for the site. In total there were nine objections from locals, criticising the size of the new blocks and the amount of affordable housing (13 flats will be shared ownership). There were also concerns about road safety in the area.

Planning Officers for Hillingdon Council had a response to the issues. Firstly, they did not see road safety as an issue, especially because previous applications got permission and there was no objection from TfL. Secondly, while the size and density does go against planning policy for the area, it is acceptable when you factor in the context. Finally, a viability review found the affordable housing provision is the maximum possible for the developer.

Ultimately, the Planning Committee made a unanimous decision to give approval for the redevelopment. It will be interesting now to see if work can finally begin to clear the site and start building.

In the future, the homes could be very popular for different kinds of buyers, including professionals, families, and investors. The central area and close proximity to amenities will be appealing to many.
