The latest round of consultation on Brixton regeneration

Lambeth Council and their partners at London Square are doing a third phase of public consultation on their Brixton regeneration plans this month. The first event was on 11th October, with a second taking place on 21st. They give locals the chance to see the latest version of the plans and give feedback. This could be one of the most significant developments in the area, so it is worth a look. Then, if you are thinking of investing and want guaranteed rent in Lambeth, we’re here to help.

Two sites

Guaranteed rent LambethThe proposals are to redevelop two council sites in the heart of Brixton. The first is 49 Brixton Station. It was previously a car park and an ice rink. In 2015 it became the home of Pop, a wonderful space for events and businesses. Consisting of 55 containers, it provided a place for start-ups to establish themselves and grow, attracting businesses in food and drink, film, music, and more. It’s become a beloved part of the community, especially because of the regular events. However, it was only a “Meanwhile” development, with the Council planning a proper redevelopment in the future.

The second site is nearby at 6 Canterbury Crescent. It is currently home to the twelve storey International House, formerly council offices. Since 2018 it has been used by 3Space to offer some of the most flexible and vibrant workspace in the area. It is home to dozens of businesses in various industries. However, once again this was only temporary with Lambeth Council planning a full redevelopment for the future.

Plans

Current proposals for the redevelopment are to create 293 new homes in new blocks, up to twenty storeys. A big focus here is creating housing for locals. The goal is for 40% of the homes to be affordable, including social rent and intermediate homes. The designs will ensure modern, energy efficient homes for residents. It isn’t all housing here though. The plans will also deliver new workspace (including affordable spaces) and retail. This will support local businesses and create jobs, training opportunities, and more. Finally, the goal is to support the wider area. There will be investments in new infrastructure, support for the local market, and an improvement in the public realm in the area.

Comments

Speaking about the proposals, Deputy Leader Danny Adilypour said the redevelopment will “redefine the future of Brixton Town Centre”. The goal is to ensure it is a success for local people and the area. With that in mind, they’ve been doing all of the public consultation events to involve community groups, residents, and other stakeholders. Councillor Adilypour was happy to see “the enthusiasm and real interest” in the plans.

The final phase of the public consultation ends on 31st October. After that, the plan is for a final round of feedback before submitting an application in November. It will then be a case of seeing if the plans get approval.
