New plans for Burgoyne’s Depot, Newham

Guaranteed rent NewhamOne of the greatest things about London is the number of iconic buildings. Sadly a few them are in a poor state and need a lot of work to regenerate. There can be some great opportunities here though, especially with the right plans. The best projects can create new housing and community amenities. As the top name for guaranteed rent Newham has, we know how successful these new assets can be.

Burgoyne’s Depot

This former chemical and pharmaceuticals factory is one of the most interesting old properties in East Ham. It dates back to 1892. The red brick building has some wonderful features, including circular windows and decorative Victorian arches.

In the past it was a thriving factory but it has also been a depot for the London Fire Brigade and local council. Sadly today it is empty and in a very bad state. Nature is trying to reclaim it, with some big overgrowth problems. Many of the beautiful windows are also broken and the facade is showing the years of neglect.

Redevelopment plans

It is quite sad to see the state the property is in. However, it may not remain like that for too much longer. The affordable housing team at Newham Council recently had a proposal to redevelop the property. The goal is to create new homes on the site as well as some wonderful community facilities.

The plan would preserve the current building, repairing and refitting it to make flats and social areas. There would also be a two storey extension to add more space, taking it to six storeys. Elsewhere on the site there would be a four storey townhouse and as well as five homes of two and three storeys. In total the project would create 48 homes.

The Council’s goal is to make this a beautiful new development that will provide top-notch affordable housing. The plan aims for most of the new homes to be affordable, creating housing that will be accessible to East Londoners. This is also vital as Newham is currently one of the Boroughs struggling to provide cheaper accommodation.

The project would also create new community spaces and improve the look of the area. Nobody likes looking at derelict old properties. But the redevelopment would provide parks, new greenery, and play areas for children in between the buildings.

If the redevelopment does get approval, the new residents will be living in an area with some great amenities. For example there is easy access to the Tube at East Ham and Upton Park. There are lots of options for shopping too, and green space nearby at Central Park and East Ham Nature Reserve.
