Comments

Cabinet Member for Planning and Regeneration, Cllr Marilyn Ashton, spoke about the development. She said the regeneration plans for Harrow are ambitious. They’ve listened to the community, therefore offering plans that mirror the local neighbourhood’s character.

Byron Quarter will supply much needed, affordable and new family-sized accommodation. This includes council houses, green and open spaces, and public squares where Harrow residents wish to live.

The Regional Development Director at Wates Residential, Leigh Johnson, also had comments. She said that they were thrilled to gain planning permission for Byron Quarter. This is a significant milestone in their commitment to supplying energy-efficient homes. This includes affordable houses together with top tier amenities and public spaces. These benefit the community.

The director said they would like to extend their thanks to everyone who had a part in the planning process. Particular praise goes to the residents whose feedback has been vital for shaping the final plans. The ongoing dialogue they have with the community is still a top priority as the team moves forward with constructing this new development. Talk to us if you want guaranteed rent in Harrow.

Concerns for affordable housing

Other comments came from the Shadow Portfolio Holder for Planning. While they welcome news of the project, Labour councillors still have issues with the level of affordable housing on site. Moreover, they have fears about wider community infrastructure services.

Councillors were expecting the percentage of affordable housing units for local people on this site to be at 40%. Such a figure is in line with the Council’s targets. However, they were disappointed to discover the overall total affordable housing units in this development will only be 27%. For them, it’s particularly concerning considering the new Borough Local Plan strives for 50%. This is in all new developments.

The hope is that Harrow Council will consider the concerns and then amend their plans in line with them. That way, they believe development will be affordable for all the borough’s residents.

Work on Byron Quarter is to start in mid-2025. Then, the estimate is that the first residents will move in by autumn 2026.
