Major plans for Kidbrooke get approval

The proposals

Guaranteed Rent GreenwichThe Ferrier Estate was a massive social housing development built between 1968 and 1972. However, it gave way in 2009-2012 for a redevelopment of the area. The latest part of this project now has a green light.

Berkeley Homes has permission to create five tower blocks on the Kidbrooke Village site. They will range in height from 11 to 15 storeys. Most crucially, the project will create 526 new homes.

The developer already had approval to build on the site from a planning application in 2015. However, they have since made some changes. Notable is the increase in the height of the tallest towers; they were originally 12 storeys. In addition, there was the addition of a new nature pavilion and wetland walk. There will be a stage for performances too.

Tree concerns

While the project did get approval, there was a major concern from some locals. Many negative comments centred on the removal of 86 mature trees on the site. Objectors said their removal could have a negative impact on air quality. There were even calls to move the buildings further back so it could preserve the trees.

However, Berkeley Homes said there had been an assessment of the trees. The finding was that, although mature, they were in poor and ailing conditions. The redevelopment will replace them with more greenery, planting 260 trees. These will be semi-mature and chosen to suit the location.

A Labour Councillor, David Gardener, had praise for the green space the plans will create. He said the quality “is much greater than on the old Ferrier Estate”.

School concerns

There was one other negative here. A teacher from the neighbouring Thomas Tallis School was unhappy with the proposal. He said there were concerns within the school community about how key pollutants would impact the area.

Berkeley Homes had a response to this. They said there had been letters to notify 9,000 neighbours of the development, including the school. In addition, there were two open consultation events on the site. The developer did say they want to maintain good relations with the school though.
