Kenton plans divide opinion

There are interesting plans to redevelop the site of a pub and hotel in Kenton, North London. The proposal has divided opinion though. Some are backing the chance to create more housing for the area. Whitbread PLC, operators of the pub and hotel, are proposing to demolish the current buildings and then redevelop the site. It would create four new blocks of housing. Notably, 35% of the development would be affordable.

Additionally, there are plans to retain the pub element. The original plan would create a new ground floor bar. There is also an alternative scenario retaining the current pub. It would limit the redevelopment and reduce the amount of housing.

Response

Officers from Harrow Council gave a recommendation to approve the plans. They said the new housing would be “a welcome boost” to the area. This bodes well for when the council considers the plans and makes a decision later this week. If it gets a green light, it could offer some interesting new investment opportunities. On the other side, there are a number of concerns about the redevelopment. Top of the list is fears an influx of new residents would mean a lot of pressure on local services, including GPs. Critics are also claiming that new blocks up to seven storeys would be an over-development for the area. Plus, there are worries the loss of the current pub would have a negative impact on the community because it is a place for meeting and socialising.

EARA, a local residents association, said they believe the plans should not get approval from the council. Their stance is the redevelopment would massively affect the neighbourhood. In addition, there have been 76 objections, mainly from local residents.
