It is wonderful to see councils doing more to create housing. Crucially, it helps more locals get safe, affordable homes, tackling homelessness and strengthening the community. We want to look at the good work in West London. Then, if you’re an investor or landlord and want some help with guaranteed rent in Hillingdon, you can trust us.
A big challenge
Hillingdon Council, like the majority of councils in London, has a housing crisis. There is high demand for properties. In fact, the Council’s figures say over 3,200 households have registered with them to find affordable housing in the borough. That is a 14% increase since 2022, showing the situation is actually getting worse in terms of affordability and finding a home without assistance.
The housing crisis puts a huge amount of pressure on Hillingdon Council’s finances. They have over 1,500 households currently living in temporary accommodation. The cost of providing it, as well as other housing and homelessness support, has been a massive £14m in the last two year period.
Working to solve the problem
Luckily, Hillingdon Council is doing a number of things to give them more housing for locals. Most recently, they made the decision to sign a long term lease for family size flats in Uxbridge. As a commercial hub, this is naturally one of the busiest parts of the borough. It’s also popular with investors, so it’s an ideal spot for guaranteed rent in Hillingdon. The lease, with a minimum 10 year term, means the council can use the 87 homes to provide essential short term housing.
Hillingdon Council is also doing a number of projects to improve housing estates and build new homes on Brownfields sites across the borough. Repurposing work in Yiewsley is interesting because it delivers extra temporary accommodation in a block of council flats. A project in Harefield, replacing old garages with six new houses, is complete.
Some larger projects are progressing smoothly too. Most notably, phase one of the regeneration of Hayes is on course to conclude later in 2025. It will provide 110 homes. Plus, a project in Yiewsley to deliver 95 homes is up and running.
Council comments
Steve Tuckwell, the Planning, Housing and Growth Cabinet Member for Hillingdon, had some comments on the Council’s decisions. He said their “main priority is to prevent homelessness before it happens”. So, they are being proactive to boost the amount of housing they have available, including short term. Crucially, “acquiring new properties and repurposing surplus buildings” are major parts of their plans.
