In March 2022 the masterplans for the regeneration of two estates in Hayes got planning permission. The plans had support from locals following consultations regarding the designs. Two estates
The Avondale Drive Estate was built in the 1960s. It has three 12 storey blocks with car parking behind them. Interestingly, the buildings were “system built”. This means they did not use traditional construction methods, instead using techniques like prefabrication. The goal was to build the properties in a smaller timeframe. In addition, the projects were more efficient in using building materials such as concrete.
The Hayes Town Centre Estate is a little bit newer, dating back to the 1970s. It features a series of medium rise buildings of flats and maisonnettes. There is also a 15 storey tower block.
Between the two sites there are 404 homes. However, both estates are old now and there are numerous issues. So, the council chose to regenerate the two. Both estates will be demolished and rebuilt.
Beginning work
The projects to regenerate both sites will create 740 homes. As a result, they will replace all of the current properties and add 336 new ones. These properties will be available for a mix of tenancies, including council rent and private sale. As well as housing, the redevelopment will include extensive neighbourhood improvement work. For example, there will be new open spaces and children’s play areas. A groundbreaking ceremony was held at both sites earlier this month. Representatives from the local council and Higgins Partnerships (the developer) were both in attendance. The regeneration will take 7-9 years.
As is common with these projects, the work will happen in several phases. Impressively, the goal is to deliver the affordable housing as early as possible in the project. Phase One will deliver 110 homes, 80 in the Town Centre and 30 at Avondale. The aim is for them to be ready for residents by next summer.
