It is always sad to lose local landmarks or watch them crumble because of lack of use. However, on the other hand it is wonderful to see plans to save and resurrect them. We want to have a look at plans for one of Lewisham’s most historic properties. Then if you want help with guaranteed rent in Lewisham, you can trust us.
A Victorian bathhouse
Ladywell Playtower is one of the most iconic buildings in the area. It dates back to 1884 when it opened as a public hall and swimming pool. In fact, the council believes it was one of the first public pools in England.
The building was a vital community asset for over a century. However, it sadly had to close in 2004. There was a fire in 2006 that caused extensive damage. Since then it has been allowed to fall into ruin.
Possibly the saddest thing is the property is significant from an architectural and historical point. It is a unique landmark. In fact, it has a Grade II listing. Historic England values it so highly it has previously ranked it as one of the top At-Risk buildings.
Redevelopment
It was therefore wonderful news last year when plans to redevelop Ladywell Playtower got approval from Lewisham Council. The project would bring new life to the building. It would transform the property into a cinema and community asset. The former pool hall would become the main screen. Elsewhere there would be three more screens, a bar, a restaurant, and more. The plans also included flexible space for start ups.
Even more interestingly, the redevelopment would provide two new blocks of private homes. In total there would be 33 units. They would be available as a mix of affordable and private sale properties. They could be fantastic assets, especially if you come to us for guaranteed rent in Lewisham.
Delays
While there was a lot to celebrate when the planning permission was secure, there hasn’t been much work on the site since. The Council also revealed at the start of this month that the developer Guildmore was having trouble securing finance. As a result, the project would more face delays until they could get further funding.
Two factors have combined to put Guildmore in a tough situation. Firstly, the high interest rates at the moment are making it very costly to lend. In addition, the costs for the actual redevelopment are also rising. So, they have told the council they can’t proceed until they can find more funds or choose an alternative financing model.
It is sad the project is being put on the shelf, but the hope is there it can reach a successful conclusion in the coming years.
