Creating new homes at Newland Court, Wembley

The project

Guaranteed rent BrentThe council was looking at a plan to demolish garages on the site to make space for a new in-fill. They argued that it would be a better use of the land because the garages are currently either vacant or underutilised. In their place they will build 5 new two storey homes. Interestingly, they will be family size homes (3 with three bedrooms and 2 with four).

The redevelopment will also create more on street parking to help address issues. It will ensure there is appropriate storage for bins and bicycles too. Plus, there will be new surfacing and landscaping to improve the site.

Originally the plan was to build 7 properties on the plot. However, feedback and objections from residents meant a re-evaluation of the proposal. Subsequently, the total came down to five. There was also a change in the plans to mean the redevelopment will remove fewer trees. Plus, it will create even more parking, with 28 spaces instead of 12.

Criticism

Unfortunately the proposals still had some negative responses. The main issue for residents is the fear the new development will impact the privacy of current properties, especially those on Grendon Gardens. Some worry that the two storey houses will overlook their gardens because of the close proximity. With that in mind, there were recommendations to make the homes single storey.

There were also concerns about adding new residents to an estate that is already quite busy. For example, there was a fear even with more parking it would overspill and make people have to park on nearby streets. Plus, there are worries about the ecological impact.

Permission

The Council chose to proceed with applying for planning permission for the development. They believe the tangible benefits outweigh the concerns.

The proposal went before the planning committee in the middle of November. They gave permission for the development, agreeing that it is beneficial. It can now proceed as long as it meets a number of conditions, including conforming to the revised plans, commencing within three years, and ensures compliance with parking, bin, and bicycle storage requirements. Plus, the housing must be affordable.
