Big plans for Tally Ho Triangle

Barnet Council’s Local Plan specifies different areas in the borough that could be developed to create housing. One of them is Tally Ho Triangle in the heart of North Finchley. One plan

The largest plan is by Regal JP. The developer has plans for several sites in North Finchley town centre. Their outline plan would create many new high rises, the tallest of which would be 21 storeys. Overall, the project would provide 855 new homes as well as retail and community elements.

Regal JP’s plans are currently under consideration by Barnet Council. There has not been a decision whether to grant planning permission yet though.

The second proposal

Guaranteed rent BarnetSanprine Ltd, owners of Balfour House in Tally Ho Triangle, has an alternative proposal for their property. They want to demolish the current four storey retail/office building. This would then allow them to create a new 16 storey property. It would offer 106 new homes plus retail and community spaces. Talk to us about guaranteed rent in Barnet.

Sanprine’s proposals are quite interesting. The homes would be a mix of sizes, including one, two and three bed. Crucially, 35% would be affordable. This includes social rent and intermediate homes. The amount of affordable housing aligns with Barnet Council’s Local Plan.

Another thing to note about the plans is the development would be car free. Their proposal would only provide 4 disability spaces. There would be 204 bicycle spaces though. Because the site is so central, the goal is to encourage people to walk, cycle, or use public transport. West Finchley and Woodside Park are both less than a mile away, offering easy access to the Underground.

It will be interesting to see what happens next here and which plans, if either, can move on to the next stage. Whatever happens, the area is likely to get new homes in the future because of the Local Plan.
