A new luxury care home for Westminster

There could be exciting times ahead for Westminster. Plans are in place to create a new luxury care home in the area. The application is due for review and could get approval this week. Both of them would involve the demolition of the current building, Dean Bradley House. It would be replaced with a new ten storey building with a three storey extension.

The first plan is to create a 126 unit care home. It would feature a number of impressive facilities, including a hydrotherapy pool, restaurant, lounges, a library, and therapy rooms.

The second plan is a little different and would create a clinical facility rather than a home. It would offer 6,900 square metres of clinical space and 2,800 square feet for post-operative care. It would also still provide a hydrotherapy pool. Plus there would be 360 square metres of space for retail.

Development is likely

This is not the first time there have been proposals for the site. Permission was given for a project in 2017 that would have created a block with residential, office, and retail space. However, there was no progress after gaining approval.

The new plans re-jig these original proposals. They are likely to get permission, even though the street is in the Smith Square Conservation Area.

Interestingly, the loss of Dean Bradley House is not expected to harm the character of the area. In fact, there are arguments that the 1930s building is not in-keeping with its neighbours. It does not have a listing, unlike other buildings in the area. Plus, it has a grey-brown brick facade instead of red brick.

There is a belief that a new building would be more beneficial for the area. It would be sustainable and have a small carbon footprint. More importantly, it would provide massive benefits to the public with new care facilities.
