The £9bn regeneration of Battersea Power Station is one of the biggest projects in Europe. It’s a massive job, but is completely changing the face of this part of London. Criticism
Overall, the Battersea redevelopment masterplan will deliver over 4,000 new homes. However, there was plenty of controversy about the plans. Original proposals would only deliver around 9% affordable housing (386 homes). They got permission when Wandsworth Council was controlled by the Conservatives. Labour won control in 2021, and began applying pressure on Battersea Power Station Development Company (BPSDC) to increase the affordable home provision.
BPSDC was willing to work with the council to increase the amount of affordable homes on the redevelopment. Contracts were exchanged towards the start of 2026. The council will take a long term lease on an available plot of land. It will become the home of 203 units.
Plans
At the end of March we got to see the first proposals for the block of affordable homes, including images of the design. It was hailed as a “milestone” moment for the project. Speak to us about investing and guaranteed rent in Wandsworth.
Impressively, the new apartment block will be 14 to 18 storeys tall. As we said, there will be 203 new homes. They will range in size to cater for different tenancies. Crucially, the council is leasing them and will ensure they all go to local households, including those suffering from homelessness.
The block isn’t just housing though. There will also be communal gardens, including at roof and ground level. In addition, the plans include hundreds of parking spaces for bicycles. Finally, there will be 7 parking spaces for Blue Badge holders.
Notably, the 203 additional homes will increase the affordable home provision to 15%. The plans are currently under review, and should get a decision in the future. The plan is to do the construction during the 5th phase of the redevelopment. Depending on the planning permission, they could be complete by 2029.
