The development saga around plans to redevelop the Waitrose shop in West Ealing has had many twists and turns. Originally announced as a new strategy by the John Lewis Partnership to diversify from retail, it got a lot of praise as a potential market disruptor. However, plans have changed since. There is a silver lining though, with the council giving the project a green light in March. An interesting plan
As we said, JLP had intriguing plans to become a private landlord. The plan was to build thousands of homes, furnish them, and handle the management. It would have been a really interesting new idea for the industry. Several plans got planning permission, including two schemes in London.
However, JLP had a change of heart (and leadership) in 2024. They ultimately made the decision to refocus on retail, and have been very successful. Sadly, it meant they officially announced they would no longer be progressing with the plans to enter the build to rent market in February.
What next?
While some celebrated JLP’s decision, including people with concerns about the height and density of some of the proposals, the projects are not dead and buried. In fact, JLP has said they will now look to work with development partners. This will allow the delivery of housing and new stores, but will have a partner take on the homes. While a decision has not been made on development partners, in March the Ealing project did get permission from the Council. Amended plans had been submitted to make some changes to the proposal.
The biggest change in the latest plans is an increase in the amount of housing. There will be 465 homes (an extra 37) in new high rise towers. This will include a mix of units, including one, two, and three bed. All of the properties will still be available for rent. This includes 20% affordable homes (London Affordable Rent and discounted rents).
As well as the change to the number of homes, there have been amendments to other parts of the scheme. This includes a change to the layout of the new Waitrose, facade changes, and reconfiguration of the public areas and landscaping.
