Council land in Deptford could become part of a larger development

In January we got exciting news that Lewisham Council is considering an agreement to sell land in Deptford to become part of a build to rent (BTR) development. The site

Guaranteed rent LewishamThe land in question is in a great location, backing on to Deptford Creek. It’s close to a number of amenities, including coffee shops, a health centre, shops, and green space at Ferranti Park. Deptford and Greenwich Stations are also both within easy commuting distance.

An amazing thing is the site in question has been vacant for over a decade. It was previously offices and industrial buildings, but was cleared for redevelopment. There was an original proposal from 2015 that actually got planning approval in 2020. It would have delivered 393 homes as well as a building with performance space. However, because it involved an agreement with Trinity Laban to build on some of their land, it did not proceed.

New plans

These new proposals would finally see the redevelopment of the site. Interestingly, the council land would become part of a larger development. L&G and Galliard are proposing to develop it as part of their masterplan to build on their own neighbouring plot. Speak to us about investing and guaranteed rent in Lewisham.

The fantastic thing here is the plans would lead to the delivery of approximately 550 build to rent homes. Notably, 30% of them would be for social rent. The plan is to build all of them on the council portion of the land, so the development would benefit local people.

The proposal to sell the land to L&G got provisional approval by Lewisham’s Cabinet. A formal contract will now be necessary to legally agree a deal. Interestingly, the Council is only agreeing to sell the land when planning permission for the project is in place.

Commenting on the plans, Councillor James-J Walsh said if they continue to do nothing with the site it is a failure. Selling would allow “a single comprehensive scheme to come forward”. This would deliver new homes in a great location.

Fellow Councillor Amanda De Ryk was also very happy with the plans, commenting that the chance to deliver so many social rent homes is “really, really exceptional work”.
