Historically south London, particularly boroughs in the east end and centrally, were some of the most affordable areas in the city. House prices were often lower because they didn’t have the amenities or transport links. However, it has been a very good decade for the region. The overall picture
Taking the region as a whole, all five boroughs in South East London have had house price growth in the decade. It’s been quite incredible, with the lowest average increase adding £190,000 to prices. At the top of the table, the highest increase in average prices was £265,000.
Rises
Interestingly, the house prices in all five boroughs generally had steady growth in the decade. There were a few periods with small dips, but overall the trend was rising prices. The strongest period was 23/24. All boroughs, with the exception of Bromley, saw a sharp rise.

If you look at the borough by borough increases in house prices, there are three areas that stand out. In 2015 Bromley had the highest average price in the region (£365,000). It had the crown for almost the entire decade, only surpassed in 2024. Last year the average house price in the borough was an impressive £534,000.
Another notable borough is Southwark. It was the second most expensive borough in 2015, and saw the gap gradually widen from 2017 to 2023. However, there was a massive jump in interest and values in 2024. As a result, it took the top spot from Bromley. Incredibly, there was a jump from £405,000 to £584,000 in around a year. By 2025 the average house price in Southwark was up to £597,000.
Finally, Bexley was the most affordable area in 2015. At the time the average house price was just £219,995. This was one of the lowest averages in the whole of London. By the end of the decade it was still the top borough in terms of affordability, with the gap to Greenwich widening even more. However, values were still up, taking the average over the £400,000 mark.
