Second phase of Ebury Bridge regeneration can get underway

Westminster City Council is working hard to support residents and communities. Crucially, they are focusing on housing, ensuring they can give people safe, secure, high quality homes. The project

As a result, we’ve seen a big wave of projects to redevelop them. Ebury Bridge is a great example, one of the largest regeneration projects in Westminster. Crucially, it will deliver the biggest number of new council housing in the last 60 years.

The original Ebury Bridge Estate had 336 homes, including 198 for social rent. Redeveloping the site will create a brand new sustainable neighbourhood with energy efficient properties that meet the BREEAM Outstanding standard. There will be 779 homes in total, 373 for social rent. Additionally, the project will re-establish a parade of shops in the area, create better community facilities (including a public square and community centre), and improve connectivity to the wider area.

Progress

As with any huge project, work progresses in stages. Phase one of Ebury Bridge celebrated the first anniversary of its completion last month. It saw the delivery of the first 226 homes, with 100 for social rent and 16 returning leaseholders. The remaining 110 homes were for market sale. Since completion of phase one, the focus has been on selecting a contractor for the next stage of the project. McLaren Construction Limited was originally chosen in Feb 2024, and got a PCSA in October of the same year. Westminster City Council has now given final approval for the appointment. Critically, they have signed off on a £229m budget. As a result, enabling works can start in the coming months for construction to get underway later in the year.

Phase two of the Ebury Bridge regeneration is the largest. It will provide 334 new high quality homes. Notably, a massive 228 are for social rent. In addition, it will include a number of key amenities to boost the well-being of residents. For example, it will create the public square, the community centre, and play areas. These will be essential for communities to come together.

The transformation of Ebury Bridge into a modern, sustainable neighbourhood with better facilities for the communities and connections is setting a high standard for estate regeneration. The plans had fantastic backing from locals, with 91% voting for it. This also helped to secure more funding for the GLA to boost the amount of council homes. Plus, councillors like Ellie Ormsby, Cabinet member for Regeneration and Renters, had positive words for the project.
