Lambeth Council is doing a lot of great work to boost the amount of social housing in the borough. The aim is to provide more homes for people at risk of homelessness, ensuring they don’t have to rely on temporary accommodation. We want to take a look at two recent stories here and the impact they’ll have. Then, if you need some help with guaranteed rent in Lambeth, you can rely on us.
Reclaiming homes
The first story is the latest update on a saga that has been going on since last year. In 2024 Lambeth Council said they would be moving to reclaim 160 properties on six different estates. The homes had been sold as part of the Right to Buy programme. However, they were now in the private rental sector, with the rates out of reach for many locals. The Council wanted to use their powers to take them back and provide more homes for vulnerable and low income families.
Interestingly, a tenant in one of the properties chose to launch a legal challenge, asking for a Judicial Review. In March 2025 permission was refused. Then, in June a High Court Judge dismissed an appeal. Mr Justice Linden’s decision was that the council had not acted unlawfully, so there was no basis to challenge.
The Council was really happy with the decision. Counsellor Danny Adilypour, Deputy Leader and Cabinet Member for Growth and New Homes, said “it is right we are taking back former council homes” because they urgently need them to ensure “safe, secure homes for our most vulnerable residents”. Impressively, over 70% of the homes are back with the council, many of them re-let to families who were in unsuitable temporary accommodation.
New 100% social rent development
The second news story is to celebrate completion of a new 46 home development on the Fenwick South Estate in Clapham North. It is a notable project, involving a partnership between Lambeth Council and Places for London. It shows how good new developments can be. If you’re an investor and want some help, you can rely on us to arrange guaranteed rent in Lambeth.
The project has created two new, high quality buildings. There is a good mix of one, two, and three bedroom apartments. Impressively, five of the homes were also designed for wheelchair accessibility. The properties are modern and energy efficient, with exceptional high quality designs.
Council Leader, Claire Holland, said this is “the kind of partnership and ambition” they need to deliver new homes for residents. They are looking forward to more developments like this in the future, taking positive action to resolve the housing crisis.
Places for London’s Jonathan Cornelius also said they are proud of the project and “delighted” to complete the homes. More importantly, he said it is great that the two bodies could work together on a project like this.
