Excellent news for Hackney’s New Era Estate

The New Era Estate in Hackney got national attention in 2014 when residents were protesting against plans to put rents up. There was a massive backlash against the owners, US investment firm Westbrook Partners. Ultimately, the estate got new owners, affordable housing charity Dolphin Living. Redevelopment

Guaranteed rent HackneyDolphin Living has had plans to redevelop the 1930s complex for a few years. They got planning permission in 2020. The proposals will demolish the current estate and replace it with 208 new, high quality homes. They’ll be in a number of buildings by Allies & Morrison, the tallest reaching thirteen storeys. Additionally, there will be new retail space too.

Of the new homes, 99 will be available for intermediate rent. Most importantly, all former residents will have the chance to move back in with no increase in rent. The remaining 109 homes will be for private sale. They are likely to be highly sought-after when they are finished because this is a very popular part of London.

While it has been years since planning approval was given, there have been a few delays with the project, including covid. More importantly, there have been big changes in building regulations in the meantime. They affect major things like fire safety and the number of stairways. With that in mind, there has been work to revise and resubmit the proposals. The latter was done in April.

Next stages

After securing the grant, Dolphin Living was then able to move forward with selecting a company to deliver the project. They have now chosen the Hill Group, an award winning housebuilder.

Dolphin Living also revealed that residents on the New Era Estate will move temporarily into their new Kingsland Road development. It is close by, and has the benefit of being an easy walk away from Haggerston Station.

The expectation is construction will now be able to begin at New Era Estate in 2026. It will be fantastic for residents to go from fears of higher rents in 2014 to brand new homes at current rates.
