New plans for office conversion in Hayes

There is plenty to love about living in Hayes, from the transport links to the affordability and diversity. It also has some really good amenities. While there is little green space because it is so urban, there are parks nearby. If you are thinking of investing in a property, this is a good location. Office conversion

We could potentially see the development of 75 flats in a central part of Hayes. New plans would see the conversion of the HPH1 office building. It would deliver 24 studios, 39 one-bed homes, six two-bed, and six three-bed.

The plans are interesting, with the design proposing the creation of three identical floors. That means 25 flats on each floor. In addition, the floors would have a residents lounge in the centre to encourage interactions. More impressively, there would be 24 hobby spaces so residents have room to do various activities.

The area

Guaranteed rent HillingdonAs we said, the area is very central. The site of HPH1 is currently home to industrial properties, offices, and warehouses. There are also other businesses nearby, such as an Asda and Premier Inn. The A437 is within touching distance. Plus, it is just a short walk to Hayes & Harlington for Tube services on the Elizabeth Line and trains.

There are obviously pros and cons about the area. Some will worry about the noise, hustle and bustle, and lack of greenery. Others will appreciate being so central and having so many amenities nearby. It can make it an interesting option for investors. We help too with guaranteed rent in Hillingdon.

What next?

The plans are currently with Hillingdon Council, but a decision is yet to be made. There are potential stumbling blocks because of the design. Crucially, none of the homes will be affordable or social housing; all 75 are for sale on the private market.

Plus, the proposal may fall foul of the Council’s Local Plan. It encourages the creation of larger family size homes to meet the needs for families in the borough. However, there are only the six three-bed flats here. That means just 8% of the homes would be a sufficient size for families.

The next stage at the moment is a public consultation. It opened on 28th October so it gives locals a chance to give their opinions. The feedback could ultimately help to shape the final design.

A planning decision should be made by 8th December. If the proposal gets approval, the plan is for work to begin in January 2026. If the plans fail to get a green light, the developer will need to redesign or give up on the project.
