The plans for Tustin Estate
In July Southwark Council gave permission for the first phase of a project to regenerate this south London estate. The plans will deliver 167 homes.
At the same time they gave outline permission for a second part of the project. Here the proposal was to create 523 homes in 12 new buildings, the tallest of which would be 21 storeys. As part of this, several existing blocks and a primary school would require demolition.
In total the project would create 690 homes. They would include 250 to replace current council housing as well as shared equity properties in the area. On top of that would be 220 new council homes, specifically including properties earmarked for keyworkers. Finally there would be 220 for sale.
The project will also create a new central park. It will be fantastic for all residents, giving them some greenery and outdoor space they can use. Plus, other council homes will get regeneration and there will be new commercial space too.
Phase one began in the autumn and the developer Linkcity has now got funding to see it to completion. Bouygues UK are the main firm taking on the construction. They will also provide 440 more homes in the next two phases over a three year period.
Carbon emissions
The regeneration project has had a lot of support from locals. They had a vote via community ballot and said they were in favour of regenerating the estate. They also had the chance to give ideas for the design.
One of the key goals with the project is to reduce carbon emissions. Amazingly, once construction is complete and the site is in use by residents, the goal is a 97% reduction.
